The Healthiest Housing Markets in 2009

11. Nashville, Tennessee
2008 total building permits: 8,142

Nashville, the 20th largest home building market, operated under the radar of the national housing boom. It didn't ramp up wildly during the boom years, and it's not contracting viciously during the bust. Median home prices remain an affordable $152,100, propped up by a growing job base. Eighty percent of the residential construction is single-family. Some of the market's resilience stems from above-average population growth of about 2.3 percent a year. Back in the day, 2005, Nashville accounted for 16,654 permits; it now runs at about half that level. But that's a better performance than most major markets.

More Traffic

Since January, we have seen a massive increase in traffic at open houses. Single-family open houses at homes in 12South, Richland, and Green Hills have seen 30-40 people come through in a two hour period on a Sunday. Wow! Development open houses such as those held weekly at West End Station in Sylvan Park also have had large groups with similar traffic numbers. These are great signs for Nashville's real estate market. With a new President promising to take action, new year resolutions, and unbelievably low interest rates, those sitting on the sidelines trying to "time the bottom" have realized that now is the time to act.

The traffic at VillageRealEstate.com and NashvilleCityLiving.com both increased by THIRTY percent in January over December. December typically brings slower traffic because of the holidays, but January has seen some excruciatingly chilly temperatures, so you may not have expected people to be quite so preoccupied with real estate. And yet, 30% more people are flocking online to look at real estate options, learn about the current mortgage market, and find an agent to help them in their search.

And just for fun, here is another encouraging sign. We listed a historic Victorian home in the 12South neighborhood two weeks ago. It sold in one week.

Now really is the time to buy.

And they say people are sitting on the sidelines...

Our lunch tour is tomorrow to Icon in the Gulch. Typically we have 20-30 folks join us, and after our tours were featured in the Tennessean by Ms. Cheap we had a few tours with 50-60 people in attendance.

Tomorrow's tour currently has 152 people who have RSVP'd. Wow! And they say people are sitting on the sidelines! If that isn't a real interest in Nashville's condo market, I don't know what is.

Burger Up Coming to 12th & Paris

If you did not see the recent article in the Tennessean about 12th & Paris, click here to check it out. Some retail tenants were announced, including anchor tenant Burger Up. Burger Up is a new concept from the owner of Frothy Monkey and will feature a variety of burgers (veggie, turkey, vegan) and a full bar with indoor and outdoor seating. 12South residents and future residents of 12th & Paris are excited to welcome Burger Up to the neighborhood!
